This along with saving for our wedding is putting a damper on my investing for the time being.

We had a strong first year considering the runway for weddings and events are booked far in advance.

Everything at our wedding was donated pretty much.

I would love to refi my primary home (and if possible do a cash out refi on another property) but I'm self-employed and of course most of my 2020 income has moved to 2021 since my main job is in the wedding industry. 

MTR does include traveling nurses but also insurance (waiting for home repair/rebuild), people waiting on their new homes to be built, other professions in town on a work assignment (Duke Energy, Bayer, have been a couple) and the STR's attract everything from weddings, funerals, graduations, fishing tournaments at Jordan Lake, local classes....in short, we do not have much lifestyle appeal but I still stay booked.

you could use a CAD program, but it is not worth learning unless you already know it.Better would be to use images from the web to build a "mood board" This is just images of inspiration placed on to one board and a quick hand sketch of what goes where in the room.A good place to find inspirational images is HouzzIkea has a easy to use room layout tool.

Pittsburgh is a nice city but doesn't has as much going for it as STR locations like the beaches and mountain areas so curious if your STR attracts wedding, job relocations, and/or sports events.Thanks again!
