I am currently looking at investing in the mobile-home sector in Utah to start my real estate empire.

I've been doing my research and spending literally all of my free time studying the SLC Utah market & listening to all the podcasts the past 2 months.

they are based in Utah.so its semi Guru back end stuff you see come out of Utah.. and its a great way for a company to make 3k for their turn downs.there has been many a post were borrowers put up the 3k paid for numerous submissions and none of the deals were good enough for their underwriting and they are out all that money.. not to mention a few that lost EM as well thinking they had the loan secured.. now this is documented on numerous BP threads on the company.on the flip side I have seen a few post were folks actually got a loan.Also the owners will come on and say what do you expect this is 100% financing and we are taking all this risk with what are basically and pretty well guaranteed newbies doing their first deal.. if they were not they would be at Lima One or lending home or someone like that.So that's the skinny on this company..

As I know from the area I live in which is majority UGA, UT or UNC fans.  

Forming an LLC and having it in Utah is a good Idea as Utah has the cheapest fees to start the LLC. and it would be harder for future tenets to locate you at 3 am when they are mad about your manager of the property. just my two cents.

@Brent Tomczak  if you feel you have been bait and switched the appropriate place to lodge a complaint is the AG in Utah where they are based. 

It was a large home in Alpine, Utah that I purchased from a wholesaler in May of this year for $420K including the $10K wholesale fee.

We are under contract to purchase a 4-Plex in Utah.
