After talking to a few practicing architects, I realized I would be spending most of my time behind a computer on a CAD program with someone breathing down my neck to meet a deadline.

Ok I hear that my short hairs start curling (on my neck) and my hair is pretty short right now lol....

Most likely the state where the property is located is where lawsuits would be brought if they are something for personal injury like a trip and fall or something of that nature because the “cause of action” arose in that state.

A little story.....I know someone who became an investor and used to dress in hoodies, ball caps, and had extensive tattoos including neck tattoos.

I am also in the same 1031 exchange situation (Closing 7/27) and looking to diversify into a different vacation market and have looked at the Lake Gaston area of NC, Outer Banks, and also the Northern Neck of VA. 

So, what is going on in your neck of the woods?

In my neck of the woods, I see marginal deals being snapped up in hours -- either people who can execute flawlessly on a flip and make money, or investors who are in over their heads.

In my neck of the woods the laminate granite looking counters work great.

I'd stick to learning about the business before putting your neck out and attempting to change the business model, especially in this economy.
