Professional companies have enough cash flow to pay their employees without you having to float them.Definitely pay them in draws and get lien releases.

People still have jobs in recessions ansld they still need to live somewhere....And you as a savvy investor have cash/credit reserves to float you through vacancies and or repairs...Real estate is so locally you really need to understand and be able to serive your market.

Instead of floating some random number in my model for work that I have no experience in yet. 

Google feeds their banner ads or maybe you should elevate your game and become a pro member, list your company in their directory, offer a perks discount and become a frigging donor. 

If you sign individually and refer to a partner in writing, the closing agent may then need the partner's signature since there appears to be someone else floating around out there that has an interest in the contract and property.

Lets define A, B, and CThere are many definitions floating around attempting to define investment properties.I like to start with the community in which the properties is located.A neighborhood = 95% homeowner or betterB neighborhood = 65% homeowner or betterC neighborhood = All rentersThese neighborhoods could also be defined by the land value, on which the subject property is located.

And, all I can say is stick with it- my response rate floated between 1-2%, but many of those leads were high quality.
