@Jeffrey Hennen in general, in MN, a tenant creates there own account with utility provider, no different than if they made a cell phone account.

IMO, that is a small price to pay in order to double or triple my investments (plus, the extra cash flow per month beats the big fat goose egg I got every month from my Vanguard Roth IRA and brokerage account). 

Use a Call Center or Voicemail Service to answer the incoming calls, you could "waterfall" the incoming calls to your personal cell but the risk is not having the script in front of you ready to go.

I've already let her know in the meantime if there are any legitimate emergencies to contact me via my cell phone.

For example, if you call my cell phone from Xencall, AT&T (my phone carrier) will decide, based on their internal algorithm, how they want to handle the call.

Also, in addition to basic due diligence such as 1) getting mortgage pre-approval in advance.  2).stay on your cell phone with your spouse/office during the showing.
