I have a duplex (2 bed, 2 bath) that is rented on one side.

Only 155k great place to start a bed and Breakfast camping could build a pond for fishing community garden raise animals store boats and trucks.

That's where I'm currently looking and you can snag 3 bed single family for 150K.

Most of the inspection was really minor stuff aside from a bed bug infestation in 2 (if not 3) of the units.

We use lilyturf grass in some flower beds with partial sun and are drought resistant which usually holds up well throughout the year without any intervention.

(I'll be walking through it early this week and will learn about the state of the roof and any updates to mechanicals.)The property is a 2-story, 3 bed/2 bath, 1650 sq ft SFR built in 1899 in an area dubbed the "Historic West-Side" of my hometown.  

Per the article @Annie Graeter posted, rents will start at $800 to $1,400 a month for a studio, $1,400 to $2,300 for a one-bedroom and $2,300 for the two-bed, two-bath units.
