I doubt I"ll ever allow myself to really retire.I'm a mechanical engineer by education and work in the commercial utility business (power plants). 

Tip:  when thinking about your evential exit remember, the best time to plant oak trees is 20 years ago.

Excitement is great.I would suggest you read "The 10X Rule" by Grant Cardone. he really shows how to use that excitement to your benefit.Keep moving forward I am an HVAC/R tech by trade I work in plants...and I will check the book out thanks

He worked at a nuclear power plant in Limerick, PA while it was under construction.  

first thing i would do is focus on curb appeal. pulling weeds manicuring the lawn and adding flower beds with mulch and plants is a good way to start. you do want to spend some time in the kitchen and bathroom's there main selling points of a house. a good way to add value would be to expand the living area in the basement and attic areas if possible adding a bedroom or bathroom would certainly add good value. hardwood/laminate flooring is highly desirable. obviously you want to paint the house.

To imply poor people don't have a right to housing or that a landlord who provides them housing should be penalized is wrong.Poor people work in essential jobs at meat packing plants, grocery stores, gas stations and restaurants.

Thankfully, tenant loves potted plants, and brought a bunch, so now the curb appeal is better. :) lol

Renter source will be encroachment of population from surrounding cities, industrial park with new build of distribution center and well known manufacturing plant that is being relocated to that location.
