Lately I am experiencing many small banks and credit unions doing much more portfolio lending, I would consider the question if it really is that in your area they are not opening up yet, or if your sales pitch is lagging and your getting polite rejections?

A prospective tenant either passes your criteria or is given a rejection (I phone them and send a rejection letter via mail).

Knowing they intend to break my rules would cause me to reject them.

Hi,Just wanted to chime in and say that I love this topic - It seems to be one of the questions new investors like myself would come to bring up.I'd be a little nervous myself to reject a tenant if they didn't appear to be responsible; so I always wondered how first-time investors would deal with being able to filter their tenants responsibly.Myself, I'd have to learn not to be overly picky though and risk passing up someone who will become a long-term tenant!

Fear of rejection holds lots of people back.

I have run into some ex cons and in the past have just rejected their app.

Because, even if I can't make a deal with her(and I found out that another investor has already approached her and she rejected whatever deal he had) i'd still like to help her out even if it's just to show her her options.Brian

If a person's references didn't check out (which includes dog references), that's another reason to reject them.
