If your cabinets go to the ceiling and you have long bank of them, the lack of square can be concealed with trim, etc.

I am including drywall, paint, texture, cabinets, flooring, trim, shower, sinks, pluming fixtures and light fixtures.

We've learned to inspect at least once a year or so and fix all the tiny things before they become major deals (painting outside door trims before moisture damage sets in, trees growing through decks, fence pickets loosening, etc.).

Also, I've started painting all of our units a very, very pale yellow/linen color (the wife picked it out and everyone that sees it loves it) and the trim all gets hi-gloss white enamel.

Also, if the property is in a historic district or register, that could significantly limit your options on (typically) exterior upgrade/design to things like the windows, trim replacement, paint color & scheme, etc.

If your walls are white or white-ish, you pick a darker accent color for all of your trim.

I put that tenants are responsible for light bulbs, trimming bushes, weeding.I also put in the lease what the tenants can not do--paint, change fixtures, cut down trees, etc.

Typically, with my contractors, I provide all finish items, as well as any specialty items, i.e. shower valve for my trim kit.  

So whether or not a 5 burner is much better, or there is more black trim on the top of the dishwasher than I'd like, it's still a stainless package, looks great, and makes it easy for me to know going in that I'm going to put my stainless package in no matter what.
