We also have an inspection contingency to fall back on if needed.I hate to pass up on a deal but don't want to take on a big risk in such an uncertain time when we don't need to do so.

It is not unusual that by the 5th no-one has paid their rent but generally by the 31st everybody has, there have been a couple of occasions where that has slipped and but in those circumstances there has always been  a prior discussion and they have kept to their promises.The thing to realise is that even if a tenant is a month behind, financially they are still better off staying and paying than moving so not to panic too early.
