The professionals today can create a drone that can find a pimple on my butt at 2:00 am when I sleep in my own bed with the blinds closed but they cannot tie there own shoes.

Mini-blinds always seem to get destroyed. 

So long as this less experienced person has everything overlooked by their firm's mature members.I'm curious if partnering up with someone less experienced, but super switched on can be beneficial or will it be more like the blind leading the blind?

I do know that a lot of you invest in STR and LTR successfully, so I'm hoping you can help me understand where my blind spots are.Here is what I've modeled out based on a hypothetical property in Florida (near the beach).  

There is a blind optimism you see in this forum and other parts of the real estate world that I don't see in any of the actual investors I know.

i do too, and would likely evenmoreso if/when i were to go blind or something. but, dogs of any type, will still be dogs. dogs that can and do bark, bite, and last but not least, damage. and in my experience already so far i've seen lots of huge german sheperds and the like, confined to tiny inner city apartments in high rise buildings and the nearby parks littered with bits and bits of what each 'curb' day in and day out missed, which ads up to alot of stinky poop! 

Even though I didn't mention the neighborhood or location, this same poster decided to tell me I should really rethink my choice to buy the property I'm closing on Monday in the first place and insinuated that I was being blinded by dollar signs.

They cannot figure out why more RE investors don't look into this and blindly make an offer.

Ask them to be brutally honest with you and tell you where all of your blind spots are. 

(Get the necessary permits if needed) Do you go on those 1 on 1 group blind dates where no one knows anyone?
