Im not so sure the rental market is suffering too bad in NYC as a whole.

@Vanessa S. while, in CA, there's no limit on the amount of rent increase, but for >10% increase, by law, you need to give the notice to your tenant more than 60 days in advance.For M2M, you might get better/higher rent, but if you manage it yourself, your quality of life will suffer.

It's unlikely she would be suffering so quickly unless the mold spores were abundant and exposed.
