I have got insurance quotes on several single family rentals and the insurance company is putting 3 times the market value for insurance rates on the cost to rebuild/ replacement value, how do I shop for reasonable insurance, the properties are located in Western PA

The problem is how much value does replacing siding or rebuilding a parking lot add?

I'm looking for something I can potentially start on the side to generate a new income stream to rebuild savings, etc.  

The one From my glance at the area, it appears that there's some significant remodel / rebuilding going on in that area.

I just finished a first remodel and got the 'design and rebuild it' bug.  

We spent about $20k developing a rebuild project that we are walking away from with the sale.

I buy significantly below rebuild cost so I can lower my ADR if needed to be competitive.I really don't buy for cashflow or converting capital to a certain yield.

I have also seen several people buy a house (40K) and work their tails off gutting and rebuilding the property putting another 60 to 70K (borrowed) in materials while recruiting friends and family for help only to see a 10K return in 1 year.

I Thank God I was young and had time to rebuild my life and get it RIGHT.

In my experience the TNT insurance broker is suggesting about $200 per Sq foot in NJ to rebuild, resulting in 1300 a 1800 per typical 2 family in NNJ.
