I want them to see it themselves, in person.If they are unable to see it themselves but insist on renting it, I make them sign a "sight unseen" statement that warns them that we will not allow them to terminate because of square footage, room sizes, condition, neighborhood, or any other factor.

Then follow your gut: either you insist to the seller on them being out of the house before closing, or get the seller to let title company hold escrow in amount of rent for the time it normally takes to evict a tenant in your area.
