Always interview with good agents .. they will accommodate your showing requests etc and you will make the most money being on the MLS and will have an advocate for you .. right now you dont have that you have a wholesaler who undoubtedly  does this to all his potential sellers.. deals done this way are a stain on the industry and why states are moving to rein this all in. 

I will accommodate people to a certain extent, but if you don't want to do business with me cause of my testimony tat....then you'll probably find something else to find fault with even if I covered it.

This gives them sufficient time to find suitable accommodations that they can afford, and it would take as long to evict (judge likely to give them time to move) and cost of legal fees.

Talk to the listing agent to find out the sellers motivation and work in terms to accommodate the motivation.I was recently in a highest and best situation and the seller took my offer, which was $10k lower than the highest price because I said I would clean out the house for her.

The fear there in that is that I will eventually have to downgrade my accommodations as rents rise into the $3k+ range, whereas if I buy I don't have to worry about rising rents.
