You'll have to find a decent installer, but you could get a good deal this way.I also haul my (home-use) carpet cleaner to my rental every 3-4 months & go over the high-traffic areas.

I have one outside my garage that holds all tools, inventory, and toys..... the property is miles away from my house so I get video and audio.... it alerts when there is motion on the inside.

Thanks Jay,As I mentioned in my reply to Caleb.Influencing an appraisal is a walk in the park.If you buy cash or even with finance it doesn't matter.Find the right people who's ethics are through the roof and that have a proven track record.I'll take it as far and say that even if a turnkey company sells you a property for more than what it's worth.As long as they are willing to go along for the long haul ride, then you are good.There are too many operators that will just flog the product and disappear soon after.Turnkey real estate is about cashflow.If you want fat equity in a deal or a "Deal Of The Century" type property.Don't buy turnkey and do the work yourself.Just my opinionThanks again mate

It’sa bit of a conflicting question, because I made good friends with the realtor that I had used, and the loan officer seemed very knowledgeable, but me being very ignorant to haul everything worked I cannot say for certain one way or another.

You can achieve much higher with real estate but I know what it's like toy have student loans looming so I'd try to balance it out.I didn't read every post but if it hasn't been mentioned house hacking also will allow you great cash on cash return because you don't have to put down a ton of your own cash to increase your cash flow and after one year move into something else for a low down payment and now you have a rental property.
