Which property management software are toy using?  Why? Would you continue to use it or try a different software.  

I have a mixed portfolio of Apartments/Offices/Mini Storage, so looking for software that can handle of those properties.

I have been using TenantCloud for a few years now to collect rent, manage maintenance requests and communicate with tenants. It has end of year reports, including 1099s. It works well.
