Of course I have my preferences as to the gender and age and experience, from all the years of dealing with professionals, but I feel it would not be wise to elaborate any more. 

Your unjustified bias against double-closers was evident when you pigeonholed them as a separate group from your "smart" people by writing: "The people I know have capital and can make good on their offers.

It is good to run a template sheet like the one above but it was not created to evaluate a Brooklyn property nor will most people on BP be investing in this type of area so their advice can be heavily biased toward markets that are more based on cash flow. 

I don't like to be bias so I'm open minded.

You may say I am biased in my opinion about exchanges/marketplaces because we have developed one (completed our first deal today actually), but you can find some really good deals on an exchange platform (DebtX, FCIExchange, Paperstac).

I have one, and the people who made me feel bad because of my gender do not get my phone calls.
