My REA is an East Point expert (she lives there and flips houses there) and says this is a good buy, but even she admits that the inspectors in EP are tricky and there is a lot of red tape.

All cash can close quicker depending on length of DD period.Multifamily it depends on a host of factors on how large the building is, all cash versus finance, assuming a loan with a bunch of red tape etc., negotiating a bunch of junior liens (short sale)...The length can be 90 days to 6 months in some cases.

The only thing I got out of it was some debt on credit cards, Guru books, VHS Videos and Cassette audio tapes along with frustration, disappointed in myself, and gave up, the only thing I did get out of it was my interest in Real Estate but didn't do anything for another 24 years!

This installation method would not disturb what's there in a serious way, as the new gypsum would be pressed up against what's there.My understanding is that it's a common and accepted practice to cover up some forms of asbestos, for instance, layering new tape on top of the old white asbestos duct-work insulation I believe is a common approach.

In regard to courtsteps purchases, we do not have the red tape of running any data by the custodian, we just get lots of Cashier's Checks (sometimes have to turn them in for fresh ones, trustees do not want to take aged CCs).

I spent today putting up a twine fence with a whole roll of flagging tape all around the house, with 15 posted signs and a huge not for sale sign, a no clear title sign, etc.
