@Sean Dulcio - I dove into duplexes right out of the gates putting 20% down and not living on one side  but renting out both sides - I wanted until I was 25 though, you have time on your side by jumping in at 19.

Hi @Diane G.Clarification: we don't buy at full price, we look for deals that the owners are not doing it right and we are purchasing right out of the gate with rental rates at least $75.00-$150.00 under market rents.

If it was a good deal otherwise, I'd go for it, but I'd make sure there is no way anyone could ever drive or park on the field - I'd put up a good fence with no gate big enough for a vehicle.
