@Sean Dulcio - I dove into duplexes right out of the gates putting 20% down and not living on one side  but renting out both sides - I wanted until I was 25 though, you have time on your side by jumping in at 19.  

I the worst thing you can do is make a bad deal right out of the gate because you weren’t educated enough on how the math works

I just stay on top of them and post the 3 day notice day 1 their late and enforce the late charges out of the gate.

He added gates to each side of the house (nothing atypical here).

Hi @Diane G.Clarification: we don't buy at full price, we look for deals that the owners are not doing it right and we are purchasing right out of the gate with rental rates at least $75.00-$150.00 under market rents.  

I want to acquire and grow quickly so if I can put the processes in place right out of the gate, scaling should be easier. 

@Greg Scott what did you change to buy 9 in two years out of the gates?

A friend of mine who lives in Fairfield, CA (SF Bay Area but closer to Davis or Sacramento) told me a neighbor of hers in her gated community just sold their home and are moving in with the wife's parents out of state. 

If it was a good deal otherwise, I'd go for it, but I'd make sure there is no way anyone could ever drive or park on the field - I'd put up a good fence with no gate big enough for a vehicle.
