My conclusion, and this was a conclusion based on my own situation, was that both hard money and conventional debt should be present in my toolbox.I was able to find a bank that gave me a revolving LOC at 1% over prime, collateralized by a portion of my rental portfolio.

Other than that my searches on the topic in Pennsylvania have lead me to the following conclusion:- if it's a killer deal, put it under contract with option to assign and figure it out later.- if it's a good deal that you can buy buy it, if you can't buy it send it to another investor and build relationshipsI am possibly missing other possibilities but none that I found simple enough.The problem otherwise in trying to monetize all ok-good lead is trying to analyse everything but not everything is worth it.

They came to the same conclusion I did, namely that it’s a big pain in the *** often enough, that it’s not usually worth it unless you have an ownership stake (then it’s still a PITA but at least you can justify it more).Don’t get me wrong, I also know full time property managers and if you make it your Business (main gig) you can make it work by having efficiencies of scale, up charging on repairs and capital improvement projects, getting lease up commissions, etc.

Savings account accumulation isn’t the end of the world…yes the dollar is losing value to inflation, but that is a grand philosophical conclusion and in real life, having some extra reserves is never a bad thing.
