Certain 501(c)(3) nonprofit organizations that lend to low- and moderate-income consumers are already exempt from the Ability-to-Repay rule if the organization makes no more than 200 mortgages a year, among other limitations.

This is actually a benefit to investors looking to BRRRR properties as the best deals need a moderate to major rehab anyway and can update the property in to the modern rental market.

My ideal brokerage would have moderately low agent fees but also provide some agent training.
