Charlotte "souburbs" (NC / SC) and Atlanta (GA) "Norburbs" in terms of Current and past rise in prices (P$), future growth (Gr%), rental potential (R$),  how good is the tenancy, quality of demography* (Demo: Best-to-Worst), maintainability (Mnt), availability of good rental mgt. companies (Misc) etc. crime rates (safest 1 to least 5) , natural risks (Disaster Index), Insurances (In$), property taxes (Ptax$)(Note: *Quality of demography has nothing to do with race, age, gender, family structure etc.

I did have one estimate from a remodeler and he wanted 21K to do the job and I estimated the job to come in at 12 to 15K this would include new flooring, appliances, cabinets, electric and plumbing. plus my son and I did the demo and we took up the old pine floor. so I feel this was any easy project to do since all the hard work was done.

second, your mold risk is much lower this time of year especially if its not heated now, but your gona have to dry it out before you rebuild,  having the demo done is a plus, but from what you describe, I would b a buyer in the $20's tops, i wouldnt touch $30K for my comfort level.

Then we demoed the entire second floor, and even tho you see framing behind my tractor we took all of that main floor out also with the exception of the front outside wall.
