Sometimes I forget tone and voice inflection don't convey in print very well...

Some people will hang up when they reach voice mail.

Because I gave them the three day notice at the same time as the offer, I can move quickly to the legal eviction process with my attorney when they are not out of the property on day 7.Things you should never do in my opinion: name call, threaten, raise your voice, treat people disrespectfully, argue or be sarcastic.  

But for those landlords who'd rather stay behind a curtain, they could setup a Google Voice number which only forwards to a cell phone during specific hours of the day - then acts as a voicemail during the off hours.

Based on my experience on other forums (for wildly differing subjects than this) my transition into the known voice position put me in the same situation, I felt like I wasn't getting anything out of the forum anymore... but the reality was that I was the one now putting back into the forum what I had taken out earlier.  

I hung up and he called right back and left me a voice message apologizing.  

Google voice.

Google voice is great if you want to see what the tone & demeanor of any voicemails are.
