First a couple observations that might help vector your efforts:1.

Also have a clause that states tenant will pay us $300 additional rent in any month any of my staff observes an unapproved pet in their home.

Though I've only been observing the game for a short time, that factor seems to separate the very successful investors from the rest of the pack.

This is an interesting observation.

I'm getting my finances in order and want to observe and get a little experience before attempting to participate. 

This isn't a criticism of the tenants, this is a practical observation.
