Also, I have them list the Drivers License # on the application, but haven't been making a copy of this either. 

If the house is livable and the updates are minor and you are going to use it as a rental, without knowing what the updates are, I am not sure why you would do the updates unless they are going to drive rents higher.

Unfortunately this happens with major brokerage firms and banks such as Vanguard, Fidelity, Wells Fargo, etc. but once that rollover is completed you will be in the "driver's seat" of your 401k (as one of my clients said) and can fully appreciate the power of "self-directing".

**I should add, Its not easy driving around in a suburban market at 20km/h without one neighborhood watch and insecure resident calling the cops on you, but its fun once they learn the driver is a woman.

I moved a whopping one town over, now I live in Trinity, Fl which is technically part of New Port Richey, though my driver's license does say Trinity.I'm an entrepreneur and business owner.
