I am mostly interested in Cash Flow perferably through multi family properties... i have about 75k to invest and am willing to take moderate risk.... would love to hear back from you ! 

With the more moderately priced properties ($1,000 - $10,000), you'll probably start seeing more resistance to this - which is certainly understandable.When sellers start saying no, there are a few ways it can be handled:1.

Disregard this thread, didn't think it would post twice me refreshing the page after editing moderators.

I can do some things (minor repairs-fixes), but would most like have a handy man do moderate ones.3.

Whenever there is high demand to buy and good inventory is a little low or even moderate.. that is a flipping market. 

The other unit needs a minor-moderate rehab which I had a contractor lined up to work through the holiday to turn the unit around within the first week of June (rent will be 1,250), additionally I took extra days off work to be able to get in and do work myself. 

This is moderately important so you might pass over the Net Operating Income assumptions one time to double check those values, but you don't need to scrutinize them.
