We did do some key fixes (repaired roof and fixed broken windows) and did most of the demo already to get the place secure and ready for rehab.

You can use the time until you have a full time job for real estate education - work with a contractor, do demo work or clean jobsites, assist real estate agents, help a flipper, or work for a PM.

@David Krulac just went over to a new construction I am building and we did not get the pool demo ed in time so water congregated and now we have Freakin Frogs..

last one I did in Lake Oswego cost me 65k to take everything to the dump and demo the little house.. over 250,000 lbs of crap.. or prized possessions which ever you  slant you take.this one had 18 dead casts in it..

I just pulled a general permit yesterday so some light demo can be done (taking out 2 archways) and I have HVAC and plumbing locked up, hope to get electrical locked up in the next few days as well as my carpentry guy.
