Sadly, we're an industry of amateurs, so you've really got to be careful who you do business with so you don't waste time or money working with someone leading you nowhere.Ultimately, you'll want an agent who has their finger on the pulse of the market... have they conducted research on all available rental properties in the area?

When it goes the other way after purchase and people start losing money and creating stress in their lives then everyone points the finger and lays blame.That's when you need to point to the written and SIGNED operating agreement notarized by all parties.

@Philip Williams - we were turned away right away, but after research we found the prior owner passed away - so I'm sure there hasn't been any management the past 6 months- and it looks like kids/relatives are looking to just liquidate it - so I've got my fingers crossed that's the case and it will turn out to be a good deal
