I bought quickbooks and decided to comitt to it....I have had quickbooks all year and to be honest i like the actual software but it just does not set up well for rental properties.

If a tenant is polite, respectful and honest I am more likely to work out a solution with them.

HIM: small time contractor who is being punished for his honesty, giving you a below market total price and breaking down exactly how much it costs: labor and the cost of owning and using tools to cover scope of his work in this industry.

In this case, if you prefer to not socialize I think honesty is the best policy.

I have not been entirely successful, but my quality of life has improved a lot, and to be honest I believe that my family has benefitted a lot as well. 

By the time Im done with a job I have about two dozen hand tools scattered around...But in all honesty, I would get a set of linemans pliers.

To be honest I need one rented before I can risk starting the other or else I might be in a financial bind.

@Jaime Regis right now starting to go after multi-fam value add properties, or development, but in all honesty we are just now starting to play around with the idea of developing.  

I have had that work a few times with some success.If my only issue was late rent to be honest I don't even get that upset with that anymore in the "C" class world.

I believe honesty is the best policy.
