I can't imagine having someone else do this, because the renters usually have some complex questions and problems that need answering (cashing paychecks, getting a drivers license, FAX service, USPS UPS & FedEx, a good defense attorney, how to get back home without transportation, medical emergencies, vehicle emergencies, etc etc)

So, I encourage you to be careful thinking of owner financing as the chief driver of value. 

Look into Cleveland, its got good cashflow potential with appreciation happening as well.Looking for appreciation come to Columbus, there are still 1% deals, but the more attractive part is the population growth and other economic drivers!

That's going to be a major driver of how you structure your relationship with them.
