If real wood (or plywood) then they can probably be salvaged.It looks like we're only seeing the dishwasher area; you say the damage is near where the refrigerator water line leaked.

It listed everything from refrigerator, microwave, washer, dryer, dishwasher, garbage disposer, central AC compressor, handler, water heater etc...with model, brand, serial number, and responsibilities.

If deposit can not be more than twice the monthly rent, and we normally charge $1200 deposit for a $1200/month unit, then raising that deposit by $600 per person might help recoup some of our losses if someone bails and the other can't afford the rent and defaults.To me, having 3x as houshold income like @Dawn Anastasi recommended would be risky.

I have rented all over Queens including Astoria and Bayside and out on Long Island in both Nassau and Suffolk counties - lived here my whole life.It dawned on me one day that I if I lose my job I would want a safety net to keep myself afloat.

Agree with @Dawn Anastasi You should put the rent at Mkt-rate or even a hair below and then, if you run a decent operation, you should have several applications come in quickly and you wont be in this situation.

@Dawn Anastasi Correct, even a ten year tenant enjoys no rent increase.It works about better, I think to only increase rent when there's turnover.
