Airbnb market is bleak. not much adds up at todays rates and prices. and rental market has dried up, minimal demand, nothing compared to last year which was off the charts. we are doing ok because we got a killer in 2016 so our mortgage and rate is low, so we can keep rates affordable and rent it every weekend.

I would shy away from the scenario unless the deal is absolutely killer but if a sex offender did live in the vicinity, do you think it would hurt your ability to sell or rent? 

One other guy i know got a killer deal in month 2 and thinks probate is awesome.  

Paying off your mortgage in a low interest situation is an equity killer.

If everything is still a go at that point, spend time on the compliance to make sure there are no deal killers.

Common utility costs can be cashflow killers (build these into your budget), and insurance companies loathe these (so get to know about insurance companies that deal specifically in investment properties)B+ plex in B+ area typically attracts C+ tenants

Be determined and bend over for NO ONE. know what you want and know your worth.2) Learn as much as possible about wholesaling, the laws and rules concerning this to stay in the legal zone.3) Get a killer domain name and learn how to leverage a website to generate deals.

A short lapse in employment isn't a killer, but if he changes fields, it might be.
