I have listened to his past radio shows and liked the fact that he was a one time Fedex employee turned RE "Big Noise. 

That, in itself, really gives me motivation to dig in harder and get on my grind.  

In his experience, I might make an extra 1-200 bucks a month, but with a much larger cash outlay and much higher level of annoyance and upkeep (extra kitchenette, bathroom, not separately metered, noise from one level to the other, etc).

It was between myself and anther bidder or two, but I wasn't caught up in the emotion or noise of the moment.

I'm continuing to grind as we speak. 

Sometimes, in the daily grind of life, we forget to keep perspective.

I guess what I'm trying to convey is that it's worth grinding through the up-front work, so you know your're being realistic and have a solid foundation upon which to base your assumptions.

I'm not sure exactly where you're talking about in Mira Mesa but generally if it is a 4/2 and you allow pets, it has a decent yard, doesn't have crazy freeway noise I think you could try for 3600 at first and maybe drop it down weekly by 100 if you're not getting applications.

But it's a daily grind and you need a lot of cash to be tied up if you want to do well in it.

Just keep your eyes on the prize and learn as much as you can as you go, take your calculated risks when you're ready, and it'll just become white noise that you can brush over. tl;dr : I hear you man.
