Morning:If you search the forums there are a couple of sample letters that different people have used with success, also several of the real estate books will list their favorite letters.About a month ago we walked our neighborhood and found a list of distressed properties that needed some love. 

A sample size of one hardly makes a trend but this Google software engineer decided rents are too high and decided to live out of his truck.

dont need an attorney to prepare a lease. there are manny samples on the web as well as agents that can give you a copy of one. dont spend the money, it will change over time anyway.

etc.You will need to create a sample cash flow statement.

Two is a very small sample size.

Looks like RedFin calls it "Sale Records".While may not be as good as MLS per say, as it may have missed some transactions in public records, if you have good sampling you will come up with the same range of numbers as any real estate agent using MLS.If you can't come up with an answer that you know for a fact is right, go dig up a real estate agent to pull a comp, even then they likely will come up with the same houses you already compared, maybe a few extras, or nothing at all.. it's just a range at the end of the day.
