My biggest issue with starting in Chicago is based off what I have seen is the taxes have been higher than most of the western suburb areas.

I quit my job and got my real estate license in November 2023 and started at the investment firm New Western.

It doesn't have the critical tourism mass, there's no middle class so no domestic demand for western-style properties and none of these is expected to change any time soon. 

I am guessing the north western portions could be a start.

The only significant difference is Frank's teaching/methods are all geared towards his style of park which is mid-western centric and based on certain numbers.

I think you will find Sacramento to be a very big diverse metro plex... there are bad areas of Sac  IE D and C just like most mid western cities.. however the D product still sells north of 100k ..
