The part of Thirdward that's close to the med center had 500k plus homes and plenty of multi family.

I mean, yeah, duplexes are fine and all but there's only so many duplexes in the world and most of the ones in central Florida are woefully overpriced because they happen to be near one of the innumerable theme parks which don't actually make the place a more attractive rental. 

This may dictate a cost and theme that is not stock.

The theme of responses so far is to apply a little more focus to your investing - and I would add a little focus to the question as well.

But as a guest I definitely like the ability to choose a 'theme' type for my homes and probably willing to pay a premium for it.
