The only question I had was, if in the early years the majority of my K1s will show a net loss due to cost segregation analysis, will I benefit even further in this way or will it just be a wash?

For instance, should my S corp pay rent to the LLC (and thus get the deduction), or would that be a wash with the income my LLC would get from the rent?

These are a wash. 

The loan rate should be set up as a "wash loan", meaning the money is still invested even though be loaned against.

I got in touch with clayton and after making it clear how disappointed I was he agreed to buy the property back exactly the same amount I paid for it.
