There have been oil shortages and oversupply wars that have caused volatility.

From your limited description of events, I don't believe you have a legitimate complaint about the timing issues with the take out lender; as per the payoff shortage not enough info was provided as to payoff request, payoff letter response, escrow agent, closing agent, etc.BTW, I feel qualified to render my opinion as I have has ownership or partial ownership and servicing responsibility for over 500 commercial loans in the last 15 years.

Seasonality at the beach is dramatic, and weeks or month long contracts are easy to obtain almost anywhere in the South because of housing demand shortages, particularly in places like Charlotte (8000 listed homes, and 60,000 applications for those homes for medium term rentals).

Water shortages in the west, Illegal immigrants, Baby Boomers aging to Assisted Living, Green global warming, Jail populations, etc. 

We have a housing shortage, and it wont be solved for another decade or more.
