I primarily do duplex / quads, okay with zero cash flow but not negative and looking for long term growth areas.Prices of duplex are not that much different between Round Rock (closer to Austin) and San Marcos/New Braunfels area (away from Austin) discounting for age of units

If you look through my post history you'll find I have no love lost for agents.

Low hanging REO fruit may be hard to find, but there are still people with problems paying mortgages and bills and we know this because unemployment is still high and confidence in the economy is stagnating if not declining.

LOL  Talk about passive aggressive.There have been long discussions on this and no fruit.
