I'm a brand new investor living in Atlanta. Although I'm not necessarily interested in investing in rentals now, that's what got me interested 12 years ago when I rehabbed the top floor of our 1920's house in Alhambra, California, and successfully signed a top-notch tenant. Now that I have the opportunity to work on this full-time now, I'm excited to get my first deal under my belt.

I have been voraciously reading posts on BP, flipping junkie.com, and 123flip.com, among others, and am aiming to find and complete my first wholesale deal by the end of this month.

I'd love to hear from other Atlanta investors, especially those that want to know about the great deals I'm about to uncover....

Aaron C. I do not believe anyone is late to the real estate party. There are plenty of properties to be found and worked for any part of the real estate business you choose in any market. Low hanging REO fruit may be hard to find, but there are still people with problems paying mortgages and bills and we know this because unemployment is still high and confidence in the economy is stagnating if not declining. Here in Jax, we have 34 months of foreclosure inventory alone. More in Orlando, Tampa, and Miami. Georgia is different in their foreclosure, but people are still hurting and need to sell.

When the deals get harder to find, they are normally the BEST and most profitable deals. Break out the yellow letter campaigns, go knock on doors of houses with overgrown lawns, buy a list of out of town owners, get back to basics. Do the things that an REO investor would not do, you will find your deals. After all, you are a real estate investor and you are trained to do all of these great things.

Jennifer P. Attend a local REIA event in one part of town in Atlanta, and meet other fellow investors. Learn from what others are doing, seeing, you will find a niche you enjoy and maybe even a mentor. Learn everything you can about all you can do in real estate, so when the deal comes along, you can run with it.
