I wound up evicting them both, eventually for repeated problems. 

Wound up selling them for about $500-600 each.

To rub salt on the wound, during the first week of ownership they mentioned how they are looking for a home to buy, that they are planning to take a vacation in a couple of months, and how much money they make doing side hustles like Uber Eats.

I wound up picking up a little flyer box and printing up some basic flyers so they could understand the basics of the property (square footage, price, beds/baths, etc.) and have a physical artifact to take home.Finally, you might think about giving your current tenants a $100 bounty if they bring you potential tenant who you approve and place in a room.

Conjuring up the old adage “if it ain’t broke, don’t fix it”, I wound not replace a furnace unless I had to personally.

@Ian Turner I wound up doing a COVID withdrawal of my TSP, and bought 3 rentals with it. 

I wound up getting into IT/Programming and generally enjoy it, but still would prefer to be 100% real estate some day. 

I get really wound up over an extra $200 bill.If nothing else I appreciate the ability to Vent.I wont get into specifics about what market I am in or amount of units I operate in a public discussion.  

Why else do you think your agent wound up doing a 2/2 instead of the 1.75/2.25 he initially told you?
