"Most" water damage claims can be fixed and closed within a few weeks or months, where a fire claim "may" take 6 months to 1 year to close out due to more extensive construction, delays in materials or labor, weather/seasonal delays, etc.

however for one living in CA I do like Vegas personally ( I have invested there) as I have invested in over 20 states.. what I like about Vegas is the age of the homes you would buy at 500 to 1 mil.. no really nasty weather that adds to differed maintenance..

San Antonio / Central Texas should be some solid areas for BRRRR strategy - I'd be a little careful in the gulf coast areas like Beaumont though - a lot of weather risks that unfortunately keep popping up

As one of the other guys pointed out if it is a recreational park it operates a lot like a hotel and weather, time of year, ect need to be factored in but if it is long term park it is a lot like a MHP.
