@Ian Skeltonif you ever seen the movie " karate kid", the master (pat morita) teaches the pupil karate through a series of unconventional means. like waxing a car, with wax on, wax off. however, all his teachings forms a base for karate. the same can be said for real estate.

One floor contractor said the previous owner just did a heavy wax and polish to make the floor look great temporarily but it still lasted eight months.My question is would another wax and polish last 3-8 months?

You'd get a group of students which is another whole ball of wax, especially if you have someone that's already living next door in the 2 bedroom and they aren't a student.
