I recently have seen almost a 10 % response rate from custom letters that I mail in more of a UPS or FedEx style letter package - much bigger, better open rate, shows urgency etc.

That's why I need y'all two to weigh-in on this con-waiting-to-happen to both my fiancé and I over getting duped out of a false feeling of urgency to move (our deadline is 21st or latest the 28th of this month to start moving to be out no later than the 5th of Nov.).Granted, I was the person who made the mistake of thinking our current rental that we are now moving from was a good deal, as I had no clue illegal rentals by slum lords breaking Code and evading property taxes was even an issue here in the DMV of all places.

They had no urgency to sell except for one who was in pre foreclosure. 

Maybe put a time line on it and tell them you are looking at other deals, so they see some sense of urgency.

The reason for the urgency of doing the 1031 sooner rather than later is to avoid more capex.

I look back on 2018 seeing what we’ve accomplished, 124 deals, nearly 200 properties, and 231 total doors (after next week), I’ve been to 5 countries and 13 different states this year educating myself, speaking, building partnerships, raising capital and purchasing real estate.I say this to hopefully bring encouragement, an urgency to take action, and proof that you can be successful in real estate no matter your background, current financial position, or walk of life.

There is no sense of urgency by anyone.

To clarify, if the tax lien is simply going to be “filed/placed” in a week, there is really no urgency....close later and just pay off the lien, with some extra costs, whenever you close. 

In case of emergency or some type of urgency, if one is not available you can call your second contact.

If I am paying 2 and others are paying 4 my stuff won't get done with the same urgency.
