There is minimal public transportation.

TURO.com has been a great way to rent out my extra vehicle (but you could use this for your primary vehicle as well if you had another mode of transportation such as public transit, Bike etc.).

I am not a stock guy but, anything that has to do with automated transportation seems like a great stock to get into now.

Since Chicago's inception it has been a transportation hub; first it was the lake; then trains; then airports.

Public transportation?

Opportunity is everywhere, and my view is once you get into an area of 50,000+ people with a growing, diverse economic base that has reasonably good climate and access to transportation and entertainment.  

In my area, licensed professionals DO have to be involved and there's only a few companies offering the actual transporting services so that hikes up the price to around $8k to move a single wide and $15k to move a double wide (this includes disconnecting, transporting, setting back up and permits).

Everything from food, to clothing, to transportation, every item of spending I can live without, I'd live without it. 

Access to public transportation isn't a priority, my target renter has a vehicle.My time horizon is buy, rent, hold for 5+ years (and likely refi early if the market performs well). 

Having an agent that specializes in one area is great if you are really set on being in that area and nowhere else but if you are open to multiple areas, you definitely want someone that can explain to you what goes on in those areas, what the rents are like, what kind of entertainment there is out there, what's the public transportation like, etc.
