I took a tour yesterday and seems like a restaurant, liquor store/ bar with a carry out.

I've found several properties on the MLS that would have worked as a flip, toured the house and made offers but always got outbid (to the point where there is no profit to be made unless I rehab by myself).  

Apt complexes run rent specials,, no application fee's, free months rent.. so watch ad's outside banners and websites are easy everything is so well done now days,, complete video tours.. 

Make sure to tour a few areas.  

Semper Fi Marine,I did 3 tours in the Corps and 2 of my boys are Marines.

We enjoy touring the northeast and soon other parts taking them to lacrosse tournaments.

And I want the buyers agent to tour each of them with me and write up the offers without laughing so hard they spit their coffee all over my Star Wars t-shirt.  

Do you have a property condition form that the tenants filled out...or dated photographs/video tour?

Depending on how you came across the 'deal' you have to understand that the seller won't want to waste his time, effort, and energy disclosing information on the property, providing you a tour, and also giving you his financials to someone who doesn't have the ability to purchase it.
