They mention termites, signs of water proofing in basement (we didn't waterproof), pluming and electrical repairs not disclosed, not disclosing a new roof, and they were suing for 150K on a 165K house...The truth of it is we didn't know of any leaks in the plumbing or the roof.

Then when you go to court if they don’t pay you have proof they’ve been informed of the problem.

How could the IRS argue otherwise if you can show proof of your active business engagement?

@Vivek Kumar I ask for proof of liquidity, whether it’s a balance in the bank or a shoe box of cash.

I have had to deal with this multiple times as the daughter and Niece trying to sell houses that weren’t  retail ready and it’s extremely stressful, especially if your dealing with a nursing home demanding financial proof that you can pay.

I don't see a home gym as any sort of additional liability, provided that you have machines that are relatively idiot proof and are not inherently dangerous.

new LL now saying they almost reached an agreement with the buyer to terminate the sale, what proofs/guarantees/paperwork do I ask for if the sale terminates?

On the negative, there is significant competition, proof of funds must be higher, equitable wholesaler closes in the event they cannot find a buyer by close date which requires a supply to significant money. 

Also, don’t forget to request proof of recent rent payments.
