That is part of the problem with a lot of companies (I am not knocking insula as dont have all the info/facts just stating how the business works), they engage brokers to get them loans and the brokers collect a small fee. unfortunately many of the brokers may be similar to real estate wholesalers - have little to no experience. 

What can be done or does anyone have any experience using a VA loan after separating recently?

Personal loans through the credit card companies can be approved and fund very quickly and my best rate is 7.9% so shop around as some are much higher.

My experience with the smaller multi-family units has been that more occupants = more wear and tear on your property so the turnover costs are often higher than SFH.

*I aim for a certain guest experience and keep occupancy lower to minimize wear-and-tear and respect my neighbors.

What are some other things I should retain to make the landlord experience easier?

Other team members can fill your gaps of experience, lack of credit, etc.Be ok taking a smaller percentage of "something" rather than chasing all of nothing.

Use it as a learning experience as you move forward.

What is your current experience like with your referral partners?

Considering moving, but we have no interest in losing this property - it’s unique and a great investment asset all things considered.I have no experience whatsoever with renting out a property.
