VA Loan entitlement and recently separated active duty military

Hello my name is Fernando just stepping into the renting and landlord area. I currrntly own a home and am renting it out, I am working on purchasing a duplex. I recently seperated from active duty went guard and my partner who is active duty and I are trying to combine our VA entitlements as we did previously and co-signed on our previous loan. The bank and mortgage company we are using is giving us a hard time about us co-signing due to my separation and new job due to only having been separated a couple weeks now. I had found some regulations about VA guidelines and it speaks about recent separations and states that anyone who has recently seperated and doesn't have the needed 2 years job security can still be processed but underwrites will use their best judgement and will have flexibility. That being said my residential rental will have a positive cash flow of $500 and I plan to rent out this other side of the duplex immediately and will have a balance of 600 to cover for the mortgage. With me not being on the duplex as a co signer it is rasisijg the interest rate 2% higher than what the average rate is or has been going for. What can be done or does anyone have any experience using a VA loan after separating recently? Appreciate the help!
